Leasing and rates

How much does it cost to lease an RV site at Twilight Cove?

Seasonal RV lot rent for the 2026-2027 season is $280 per month, which comes to $3,360 for the year. If you pay the season in full by October 14, the rate is $2,855, a 15 percent discount. Rent secures your lot for all twelve months, not just the summer. A lot leased partway through the lease year but before May 1 pays the full season, a minimum of $2,855, and a lot leased after May 1 is prorated for the balance of the summer. Electricity is metered to your lot and billed separately at $0.19 per kWh.

How much is lot rent for a manufactured home?

Manufactured home lot rent is $385 per month. A 15 percent discount is available when you prepay a full year. A security deposit equal to one month of lot rent is due before your home is placed. Electricity is metered to your lot and billed separately at $0.19 per kWh. Lots with a natural gas hookup are billed for gas separately as well.

What is included in lot rent?

Lot rent covers your site for the full lease term, water and sewer during the camping season, garbage service, and use of the beach, community dock, boat launch, playground, picnic area, and Wi-Fi. Electricity is metered per lot and billed separately at $0.19 per kWh. Natural gas, where a lot has it, is billed separately too.

When does the lease year run, and when is rent due?

The RV lease term runs October 1 through September 30. Monthly rent is due on the first of each month starting October 1. If you take the payment-in-full option, that payment is due by October 14. Leases renew automatically for successive twelve-month terms unless you give written notice at least 30 days before the term ends.

How do I lease a lot at Twilight Cove?

Call 218.670.1047 or email hello@mil-lagos.com to ask what is open. We will walk you through available lots and send you the Twilight Cove tenant application. Every adult applicant completes a standard screening that covers credit, criminal history, and rental history. Once you are approved, your lease arrives by email for electronic signature, followed by a welcome email with your resident portal login and payment options.

How do I pay rent?

Members pay through the Rentec resident portal. ACH and electronic check are free. Credit cards carry a 3.5 percent processing fee. You can also pay by check or cash in person, or mail a check to Twilight Cove LLC, c/o The Red Door Resort, 38421 State Highway 18, Aitkin, MN 56431. A balance still outstanding on the 15th of the month draws a $50 late fee.

Do you rent nightly or by the week?

No. Twilight Cove is a seasonal community rather than a nightly campground. RV lots lease for a full twelve-month term running October 1 through September 30, and manufactured home lots lease monthly. That structure is what keeps the place quiet and familiar, with the same neighbors season after season.

Are park-owned homes available to rent?

Sometimes. Twilight Cove owns a small number of homes that come available between members. Rent runs $650 to $1,500 per month depending on the unit. Rentals start on a short initial term and then continue month to month. Call 218.670.1047 to ask what is open right now.

Your RV or home on the lot

What kind of unit can I put on a lot?

Each lot holds one manufactured home, one recreational vehicle, or one RVIA-certified wheelhouse. Tent camping is not permitted on any lot. Park model RVs are welcome, with one thing worth knowing: a unit without current tabs or a license plate can draw a Mille Lacs County Assessor valuation and a personal property tax bill in your name, so keep your registration current.

Can I leave my RV on the lot year-round?

Yes. Your lease secures the lot for all twelve months at no extra charge, so your unit stays put through the off-season. That is one of the main reasons people lease here instead of hauling a camper back and forth. Use of the lot is seasonal, though. The active camping season runs May 1 through September 30, water and sewer are shut off outside that window, and an RV on the lot in the off-season is in storage rather than occupied.

Can I build a deck or put up a shed?

Yes, within limits. Decks must be detachable and no larger than 300 square feet, with no overhangs from the RV. Anything more than 6 inches off the ground or larger than 32 square feet needs management approval and a Mille Lacs County permit. You may have one shed up to 120 square feet, with approval and a county permit required above 25 square feet. Additions and enclosures attached to the unit are not allowed.

Can I store a boat or trailer on my lot?

You may keep one boat, ATV, or snowmobile trailer on your leased lot while you are away. Other vehicle storage and outside storage are not permitted on the lot. Docks and lifts are handled separately: off-season on-shore storage is $300 each.

Who moves my RV or manufactured home onto the lot?

You arrange transport. Most members use Mille Lacs Fish House Moving, which works on the property regularly and knows the lots. Moving fees are settled directly with the mover. Confirm placement with management before your unit arrives so the setup meets the county permit and the park rules the first time.

What happens if I sell my RV?

Selling your unit does not transfer the lot, and it does not end your lease. A buyer who wants to stay at Twilight Cove applies, screens, and signs a lease of their own. If you are leaving mid-term we will work to re-lease your lot. Once a new lease starts, your remaining obligation ends as of the first of the following month, less the $250 lease termination fee.

Do I need insurance?

Yes. Every member carries liability insurance of at least $500,000 per occurrence covering the unit and the use of the lot. An RV, homeowner's, auto, or standalone policy all qualify. Send us a certificate of insurance or the policy declarations page within 30 days of your term starting. We strongly encourage fire and casualty coverage on the unit itself, though we do not require it.

The lake and the amenities

Does Twilight Cove have access to Lake Mille Lacs?

Yes. Twilight Cove has more than 350 feet of frontage on Cove Bay, directly across Twilight Road from the community. Members have use of the beach, the community dock, and the boat launch. You can be on the water in minutes without trailering to a public access or waiting in line at a ramp.

Can I put in my own dock and boat lift?

Yes. In-water dock placement is $650 per season, May through October, with no additional fee for a lift set near your dock. Off-season on-shore storage is $300 each for a dock and for a lift. Shoreline space is limited, so ask early in the season.

What amenities are on site?

Twilight Cove has a beach and a lakeside picnic area under mature shade trees, a playground, a community dock and boat launch, Wi-Fi, and garbage service. Amenities are used at your own risk. There is no lifeguard on duty, and children 12 and under need supervision in the beach and dock area.

How is the fishing on Mille Lacs?

Lake Mille Lacs is one of the best-known walleye fisheries in the country, and it also produces strong smallmouth bass, northern pike, muskie, and perch. Regulations change from season to season, so check the Minnesota DNR before you head out. The southwest shore puts you close to bait shops, public launches, and the main fishing grounds.

How big is Twilight Cove?

Twilight Cove has 72 leasable lots on the southwestern shore of Lake Mille Lacs. It is small enough that people know their neighbors and large enough to feel like a community rather than a handful of campers in a field. A lot map is available on the site, and we are happy to walk you through what is open.

Rules and daily life

Are pets allowed at Twilight Cove?

Yes. Pets are welcome. They must be leashed at all times, cats included, and cleaned up after. Pets may not be left unattended at a site or allowed to become a nuisance. Mille Lacs County law limits each lot to three adult dogs, and we may ask to see current vaccination records. Service animals are exempt from certain pet restrictions.

Can I have guests?

Yes. Guests are welcome as long as a named member is with them and they follow the park rules. You are responsible for telling your guests the rules and for what they do while they are here. Parking is limited to leased lots, so talk to management ahead of time if you are expecting overflow.

What are the rules on quiet hours, campfires, and golf carts?

Quiet hours run from 10:00 p.m. to 7:00 a.m. Campfires are allowed in contained fire rings or approved fire pits when local law and fire conditions permit. Golf carts, ATVs, UTVs, and similar vehicles are for point-to-point travel at 10 mph or less and must be driven by someone with a valid driver's license. Fireworks and firearms are not permitted anywhere on the property.

Is Twilight Cove family friendly?

Yes. Twilight Cove is a family community with a playground, a beach, and plenty of kids on bikes all summer. The rules are built around keeping it that way: 10 mph throughout the resort, quiet hours at night, no fireworks, and no smoking or vaping in common areas.

Location and year-round living

Where is Twilight Cove located?

Twilight Cove is at 39145 Twilight Road, Onamia, MN 56359, on the southwestern shore of Lake Mille Lacs in Mille Lacs County, Minnesota. We sit just off US Highway 169, roughly 90 minutes north of the Twin Cities. Onamia and Isle are both a short drive for groceries, bait, fuel, and dinner out.

Can I live at Twilight Cove year-round?

Manufactured home lots are leased as year-round residences. Seasonal RV lots are not. The RV lease is a seasonal license, the active camping season runs May 1 through September 30, and an RV lot may not be used as a permanent residence. If year-round living on the lake is what you are after, ask about manufactured home lots.
